The Gunnison Valley is unique among Colorado ski valleys for its lack of contiguous development, much of that due to our long legacy of ranching. Between those ranches, our ample National Forest and Bureau of Land Management lands, the Crested Butte Land Trust and other local entities dedicated to preserving open spaces, we have acres upon acres of land preserved for future generations of the Gunnison Valley. 

On this page, we’ve provided maps for the three municipalities in the Gunnison Valley (south valley, “mid” valley, and north valley) to give you an idea of key neighborhoods and services in various parts of the Gunnison Valley.

Mid Valley

Crested Butte South, Skyland, Riverland, Riverbend

While geographically closer to the north end than the south, the Mid Valley still has a slightly different feel from Crested Butte and Mt. Crested Butte. Being a little bit removed from the resort towns, you’ll find a more local, family vibe in Riverbend and CB South. You’ll also find the only industrial park north of Gunnison.

*Please note that the Crested Butte airport in Buckhorn Ranch is a private airstrip with very, very limited services.

North Valley

Crested Butte and Mt. Crested Butte

Home to the resort towns of Crested Butte and Mt. Crested Butte, the north valley is the place to be if you want to be in the thick of all the amenities the resort communities have to offer. They are relatively small in geographic area, but packed to the gills with restaurants, shopping and events.

Mid Valley

Crested Butte South, Skyland, Riverland, Riverbend

The City of Gunnison is the largest population center in the Gunnison Valley. It’s also home to Western Colorado University, Gunnison Valley Hospital, the Gunnison-Crested Butte Regional Airport and the Gunnison Recreation Center. On top of that, access to highways, shipping and the commercial airport is easier from a base in Gunnison vs. the rest of the Valley. Winters are shorter down south, too.

Almont is located north of Gunnison at the headwaters of the Gunnison River. Home to several cabin resorts and the gateway to the Taylor Canyon and all of the recreation opportunities up that way, it’s a small but growing community.

Real Estate tends to be more affordable in the South Valley than in other parts of Gunnison County.

Rental Properties in Gunnison Crested Butte

The majority of the rental market here seems to still be dominated by the classified ads in the local newspapers and word of mouth rather than sites like craigslist. Whether you’re looking for a place to live or a space for your business, we recommend you start there.
